Our principals have extensive experience living and working in developing countries, analyzing and negotiating private equity investments and evaluating complex public and private transactions in emerging markets around the world, including Central America. It is this experience as well as our "on-the-ground" presence in Panama that enables us to identify and react quickly to investment opportunities in a region we believe is uniquely poised to benefit from rapidly increasing demand for retirement, vacation and second homes. Because of its proximity to the United States and Canada, tropical climate, affordable real estate and low cost of living, the region is experiencing a significant increase in residential tourism that we believe is likely to accelerate in the years ahead.
LAVP has a differentiated deal sourcing and investment strategy that complements a compelling market opportunity by leveraging a deep network of Central American business leaders, investors and developers.
We look to maximize portfolio exit values by targeting real estate investments with a low-cost basis and multiple exit opportunities at varying stages of development, leveraging our local presence and knowledge of market conditions and demographic trends to identify and acquire undervalued properties.
At the same time, LAVP offers our local partners and developers of residential tourism developments access to U.S. sources of capital and marketing expertise focused on a North American clientele.
